Office Accommodation Office Accommodation We have designed services in many office blocks including unoccupied, newly constructed buildings and fully occupied existing buildings. The latter situation needs careful design to ensure that the services can be commissioned in a phased handover manner. This type of work is often "fast track" and we have been able to arrange the services installation successfully by ensuring coordination and liaison with other trades such as specialist suspended ceiling contractors, partition erectors etc.
The correct lighting in offices is an essential part of a design to comply with Building Regulations Part L2A and 2B for energy efficiency and Health and Safety Directives for visual display screens. We aim to produce light levels which are effective enough for their purpose but also take into account the ambience of the area as well as the comfort and safety of the office users. There are other issues to consider such as switching distances, daylight sensing and automatic control of lighting. Emergency lighting will also be required to comply with BS 5266 and Building Regulations Part B.
Typically, office spaces can be heated by various methods including underfloor heating, radiators and fan coil units amongst others. Air conditioning in certain areas are a design requirement requested by clients where passive and natural ventilation methods are difficult to achieve. But the design of the schemes has to meet efficiencies and associated controls philosophies that comply with Building Regulations Part L2 .
Office designs incorporate numerous other systems, commonly including ventilation to Building Regulation Part F, Hot and Cold water systems that are compliant with water regulations and Fire Alarms to BS 5839 .
